This is a tool that calculates the the cost of purchasing a house by adding up all the one-off purchase costs, and displays the total of these costs plus the combined total with the house price. This is a more general tool than the UK House Purchase Reckoner that is tailored to UK purchases.

Note: This excludes any deposit put down on the property as well as the regular mortgage payments.

Note: This does not cover any selling costs involved if a house is being sold at the same time as a house being purchased.

For the house purchase cost calculation, it is necessary to supply the following information:

• The house price.
• The transfer tax rate, which is the tax rate on the property transfer (e.g. stamp duty in the UK). This is usually expressed in percentage terms (unless the formatting is explicitly set to express it as a decimal).
• The extra transfer tax, which is any extra transfer tax payable on the property transfer that is not covered by the transfer tax rate.
• The arrangement fee, which is the fee charged by the mortgage lender to cover the cost of setting up the mortgage.
• The lender valuation fee, which is the fee charged by the mortgage lender for a basic valuation of the house.
• The cost of having a survey carried out on the house.
• The conveyancing (legal) fees, which are the fees charged by the solicitor, conveyancer or notary for dealing with the legal aspects of buying and transferring the house, as well as any legal fees charged for the mortgage contract.
• The estate agent's fees, which are the fees charged by the estate agent that helps you to find and buy the house.
• The registration fees, which are the fees charged for the registration of the property transfer (e.g. land registry fee in the UK) and the registration of the mortgage.
• House hunting expenses, which covers the expenditure (e.g. travel and hotels) incurred when looking for a house to buy.
• Removal fees, which are the fees charged by a removal company or the costs involved in doing the removal yourself, e.g. van hire.
• Any other costs.
